After check with few banker, understand that there are 90% of the total amount stated in P.O.S. But, couple of my friend successed get the loan based on the marjet value instead of figure of P.O.S.

Almost all banks in Malaysia practise giving loan facilities based on market value or selling price, whichever lower. Therefore it is very unlikely for your friends to get loan based on market value, (unless the market value is lower than purchase price). Would u be able to know which bank that ur friend got from?
